Illinois Condo Associations: $350 Flat-Fee Collection Policy Packages Available Same Day
Beginning January 1, 2027, Illinois condominium associations will face a new statutory requirement concerning the collection of unpaid assessments.
Public Act 104-0734, formerly known as SB3527, amends the Illinois Condominium Property Act to require condominium associations to adopt and follow a written policy governing the collection of unpaid assessments before taking legal action to collect common expenses.
For volunteer condominium board members, especially at smaller or self-managed associations, this is another requirement that should be addressed before a delinquent owner creates an urgent collection problem.
Cameron & Kane LLC can help — quickly.
$350 Flat Fee — Same-Day Preparation Available
Cameron & Kane LLC offers Illinois condominium associations a standardized assessment-collection policy adoption package for a flat fee of $350, paid in advance.
For associations that have completed the engagement and payment process and request expedited service, same-day document preparation is available in many cases.
The package includes:
-
a proposed written assessment-collection policy prepared in your association’s name;
-
meeting-notice materials;
-
a proposed board resolution adopting the policy; and
-
straightforward instructions explaining the steps required for adoption.
The completed package is delivered electronically to one designated email address.
The objective is simple: provide condominium boards with the documents necessary to address the new January 1, 2027 requirement efficiently and affordably.
January 1 Is Approaching
Assessment collection is essential to the financial health of every condominium association.
When an owner stops paying, the association still has to fund insurance, utilities, repairs, maintenance, reserves, and other building expenses. For a smaller association, even one seriously delinquent owner can create an immediate financial problem.
The new law makes advance preparation particularly important because an association generally must have adopted and follow the required written collection policy before taking legal action to collect unpaid common expenses.
The best time to put that policy in place is before the association needs to use it.
Already Dealing With Unpaid Assessments?
Cameron & Kane LLC also regularly represents condominium associations in the collection of delinquent assessments throughout Chicago and Cook County.
Preparation of the $350 policy package and representation in an actual collection matter are separate services. If your association already has a delinquent owner, needs to refer an account to legal counsel, or requires broader condominium representation, we can discuss a separate engagement.

The $350 flat fee covers standardized document preparation and electronic delivery only. It does not include individualized review of an association’s declaration or bylaws, negotiated customization, legal consultation, notice distribution, conducting meetings, adoption assistance, or broader legal representation. Those services are available under separate engagements where appropriate.
